Nashville is one of the fastest-growing cities in the United States. With a thriving music scene, fantastic food culture, and a burgeoning business hub, it’s no wonder that the city is attracting new residents and businesses. The city’s skyline continues to evolve dramatically with the addition of these 45 new towers and millions of square feet in other planned high-rise structures. It is also a testament to the design strength of the region’s design community.
Nashville’s transformation into a thriving city has been a long time coming. With its rich history and vibrant culture, the city has always had the potential to be a major player on the national stage. With the political and economic headwinds beginning to descend upon the city, the future outlook is slightly cloudier than seasons past.
The real estate investment industry and the city of Nashville itself are at a crossroads. Compared to the last few years, the pace of new development announcements has slowed in 2023. As the development community grapples with higher interest rates and potential economic correction, the political environment has changed as well. There is growing tension between the local Nashville government and the Tennessee state legislature, leading to bills that both affect Nashville’s self-governance and constituents in the LGBTQ+ community. Testimony from local residents, other Representatives, as well as the business community hasn’t swayed the state as of yet.
However, the overall future for Nashville is still bright. The new high-rise buildings will be a testament to the city’s growth and development, showing the world that Nashville is not just a destination for tourists, but a city that is on the cutting edge of innovation and change.

Plant life becomes a key exterior feature of the proposed 16-story hotel Edition by Marriott. Printers & Bankers Alley

Vela Pietown
Connecticut-based VeLa Development Partners (VeLa) submitted plans for a 32-story 411-unit tower named VeLa Pietown last year. VeLa prides itself in bringing attainable luxury to growth markets in the Southeast, Sunbelt, and Mountain West. Located in the up-and-coming Pietown neighborhood, the project will convert the existing parking lot into a new multi-family tower with street level retail and underground parking. Vela Pietown is located on a prominent corner at the intersection of Lafayette and Ewing streets; the address is 601 Lafayette Street.

Giarratana Tower

Nashville Yards Parce 9 West Tower
There are two multifamily towers which are part of the upcoming entertainment district at Nashville yards. The West Tower is located near the corner of Commerce Street & Platform Way. The building will rise 34 stories and will complement the taller East Tower which is 35 stories. The Events/Music Venue anchors the center of the full city block. The 28 Story office tower at 1100 Broadway is complemented by a 41-story, 350-unit luxury residential /hotel tower. The soaring glass tower also creates a since of place with its pedestrian scaled design along the parking garage liner. YMCA Tower Addition
1010 Church Street will soon set the record as the tallest building in Tennessee. The current home of the Downtown Nashville YMCA the site is set to get a 60 Story, 750 Feet addition. Once complete the tower will become home to new apartments, condos, and a new addition to the YMCA as well. The new tower is situated at the corner of Church Street & YMCA Way.
